TWO MODERN BATHROOM REVEALS - WITH BRASS - MATTE BLACK AND MARBLE

I'm so excited to finally share our Project Meadow Lane that we've been working on the last year. When this client reached out to me again to help with their renovation, I was so excited to jump on board again. Not only because I enjoyed working with them before but we were transforming two of their bathrooms in their midcentury style home for their three kids and I love nothing more then designing a bathroom or two.

This project began as an addition to their home to create another bedroom, a small office and to update 2 bathrooms. The first floor bathroom was going to be used by their teen daughter and guests so we wanted to create something feminine yet timeless and classic that could be used for guests as well.

Our starting point was a fun printed tile in shades of blue and gray that give the space some depth. We chose a scalloped shower tile with a dark gray grout to pull in the shower floor which was a matte black penny tile. During our tile search the client fell in love with this beautiful subway tile which we added on the lower half of the bathroom walls. A custom art piece from Minted completes the space.

We had the vanity custom painted to coordinate with the tile we had selected. We added brass fixtures to compliment the navy mixed with neutral tile selections. We wanted to get the most storage out of this space as we could so we chose a vanity with lots of storage and drawers which are key in a smaller bathroom, a large built in medicine cabinet (the contractor may have been cursing me when trying to install that beast) and recessed shower shelves to hold bath necessities.

A decorative tray was added to hold hand soap and lotion.

Moving upstairs to the second kids bathroom and continuing with the navy color scheme which continues throughout their home. This bathroom is long and narrow and created quite a challenge with kitchen plumbing below that couldn't be moved. We removed a looooong vanity that stretched from one wall to the other and we got creative and created a built in look with the vanity. What wasn't in the original plan was the little ledges that would be flanking the vanity but these made for the perfect spot to store towels.

The client had fallen in love with these School House light fixtures that I had originally sourced for the downstairs bathroom (I have to admit they were a favorite of mine too) but when they had discontinued the style we chose we didn't have another option so we moved them upstairs and I think they fit just perfectly flanking the double vanity mirrors and how fun is that Serena & Lily wallpaper

Continuing with the homes more modern style we added matte black fixtures, warm wood tones and pops of color in the wall coverings and artwork. The gray slate floor is a great option for this long and narrow bathroom. It's also great for wet feet not slipping when they get out of the shower. The shower walls are a simple white herringbone tile with a dark gray grout. This deep tub is perfect for baths for the kids and adding a half glass shower wall keeps the bathroom from feeling closed in. We added cool towel hooks and toilet paper holders from Rejuvenation to coordinate with the matte black fixtures.

We completed the space with an art piece from Minted. When the client told me that her kids like to surf, I knew the right piece that would be perfect for their bathroom.

These wicker baskets were the perfect addition to hold extra towels.

I hope you love these bathroom as much as we do!

MIRRROR OPTIONS FOR BATHROOM VANITIES

Rectangular Mirrors

1) This industrial looking mirror from Shades of Light has a great little shelf attached to the bottom. This would look great on exposed brick. Great price too!

2) A beaded frame mirror is a classic look for a bathroom and would look great with white and marble.

3) This gold pivot mirror from Pottery Barn would look so great in a black and white bathroom.

Fun Mirrors

1) I love the shape and inlay on this mirror from West Elm. Would look great on a wall with color or in a kids bathroom.

2) I've always loved this mirror!  It's a statement piece that would look great in a half bath on bold wallpaper.

3) Lapis blue and black combination in this fun mirror would look great in a neutral bath, keeping this the statement piece and pairing with black bathroom fixtures.

Silhouette Mirrors:

1) This is currently my favorite style mirror. Paired with a gray weathered wood, these would make the perfect vanity mirror.

2) The Grace Metal Mirror is so fun for a little girls bathroom with chrome sconces and fixtures. .

3) The warm walnut wood tones of this silhouette mirror would be great paired with a navy vanity and marble top.

Round Mirrors:

1) Round mirrors are always a good option. I love the leather detail on this hanging CB2 option

2) This color blue is just stunning and the detail on this velvet mirror is pretty great too. I could see this paired with one of RH's metal vanity's in a teens bathroom.

3) Serena & Lily is a favorite of mine so of course I love this bamboo mirror in white. A great fit for a coastal home. They're also having a great sale right now $50 off every $200 you spend!

NOT YOUR TRADITIONAL BATHROOM MIRROR

We use it everyday, so why not make it fun! The bathroom mirror is the jewelry for the space. It's a necessity that doesn't have to be boring. I love vintage mirrors, fun shapes and pops of color in the bathroom. It's the one room I like to go bold. Maybe because it's the smallest room? Whatever it is, I usually get a little gutsy with color choices. Although these are all very neutral, they still are the center of attention in these spaces.

GRAPHIC WALLPAPER

Wallpaper is one way to make a statement in a room big or small. There are graphics, grasscloths, vinyl wallpaper, leather wallpaper. Really anything you want you can probably find.  I'm obsessed with wallpaper but not everyone else is. Or they don't know where to use it, are nervous to go with a bold graphic or invest the money in a grasscloth. Here are some of my tips for adding some wallpaper into your life.

Accent walls:

I used a bold black and gold geometric hexagon pattern from Cole & Sons as an accent wall in my kitchen to tie in the brass and black throughout the rest of the kitchen.

There is even faux wood wallpaper. Which I think looks amazing on this fireplace surround.

Headboard walls:

Nervous to go all in? Start out with just one wall. Create a focal point in the room. Here are some headboard walls I love.

or if you want to keep the room tranquil

One of my favorite uses of a map in this little boys room. These ladies are some of my favorite designers.

Bathrooms:

Although not always practical I love wallpaper in a bathroom. A half bath without a shower would be a great option. It's a small room so there is little commitment you have to make.

I love the use of bright colors in the bedroom and a black and white geometric wallpaper in the bathroom.

Dressing room:

If you're lucky to have a dressing room this would be a great place to add a fun or feminine wallpaper that you wouldn't necessarily use in another room in the house.

and how fun is this on the stairway..

Bathroom Inspiration & Design

I've been a little design happy lately. I've put so many boards together the past few weeks for so many spaces that it's made me want to redo so many things in my own home. So today while the plumber was replacing the toilet and sink in the half bath, out of curiosity I asked him about our main bath. Our one and only bath. After he told me it would only take a week (or so they say) I realized it may be a possibility in the near future.

When we bought the house I thought this would be one of the first projects because it was ugly and gross which you can see here. Then we were told how much and how long it would take and we realized we need another bathroom to use before renovating. That was until I heard it can be done in a week! Excuse for a vacation.

The hubs asked if I knew what I wanted to do in there. Ummm...he's asking me if I have something in mind? That's all my mind does is think about how I will redo something. Since he can't read my mind I created a design board for him. So today I'm going to share my plans with all of you too. But first a couple inspiration photos.

Ever since I saw this bathroom at The House Diaries I knew I wanted to do a navy vanity. Our goal is to add a master suite onto our home so this will eventually be the kids bath so I want to make it fun and less luxurious.

You all know I'm a huge fan of brass and it looks amazing paired with navy in this bath. I also LOVE this floor!! I had always thought I'd want to do white penny tile but let's be honest, boys are gross and can't seem to piss in the toilet so maybe a patterned tile like this would be better for my sanity/ocd'ness.

The vanity is so fun in this bath

Here's a look at the design board for our bathroom.

My starting off point is the navy vanity and patterned tile floor.  Not like my kids need a reminder to get naked but how fun is this bathroom print? Geometric print for the floor tiles because it's a print that will last for the boys as they become older. I'm literally obsessed with herringbone tile patterns. And think it would look great in the shower surround. I can't wait until the sledgehammer can be taken out on this room but until then I'll keep dreaming!

Friday Finds

1. Essie nail polish Spring collection
2. Pretty Smitten's adorable personalized lucite anchor tray
3. West Elms Sammy the Seagull pillow. He's got some cool kicks. I may need this for our new kitchen.
4. Pottery Barn light fixture. I mean totally to die for, right?!
5. The windows in this bath....ahhhh. I'd seriously have a mommy time out in there  everyday.
6. Piper, a Minecraft Toolbox. My soon to be 9 yr old would absolutely love this! My first Christmas present! It's so cool for those into building, science and tech! Oh and the fact that it's called "Piper" which is the name of our cat will be the icing on the cake for the boys.

Enjoy the weekend,
Jen
